How Long Does a Roof Last in Rhode Island and Connecticut?
The lifespan of your roof depends largely on the material it’s made from. Here’s what you can expect in New England’s climate:
- Asphalt shingles (3-tab) — 15 to 20 years in New England. The freeze-thaw cycle accelerates wear on cheaper shingles.
- Architectural / dimensional shingles — 25 to 30 years. This is the most common replacement choice for RI and CT homeowners today.

Coastal humidity — Homes near Narragansett Bay, Newport, or Connecticut’s shoreline face additional moisture exposure that accelerates wear.
7 Signs It’s Time to Replace Your Roof
Even if your roof hasn’t hit its expected lifespan, watch for these warning signs:
- Curling or buckling shingles — shingles that are curling at the edges or buckling in the middle are at the end of their life
- Missing shingles — gaps in your roof’s coverage leave your home exposed to water infiltration
- Granules in your gutters — asphalt shingles shed their protective granules as they age; finding large amounts in your gutters is a red flag
- Daylight through your attic — if you can see light coming through your attic boards, water can get in too
- Water stains on your ceiling — brown stains on interior ceilings or walls indicate a leak that may be coming from your roof
- Sagging roof deck — a drooping or sagging appearance indicates structural damage and needs immediate attention
- Your roof is over 20 years old — if you have standard asphalt shingles and haven’t replaced your roof in two decades, it’s worth getting an inspection even if you don’t see obvious problems
Should You Repair or Replace?
This is the most common question homeowners in Rhode Island and Connecticut ask us. Here’s a general rule of thumb:
Repair if the damage is isolated — a few missing or cracked shingles, minor flashing issues, or a small leak — and your roof is less than 15 years old.
Replace if your roof is over 20 years old, damage covers more than 30% of the surface, or you’re dealing with recurring leaks. At that point, repairs are just delaying the inevitable and can cost more in the long run.
If you have storm damage, the math often changes — insurance may pay for a full replacement even on an older roof if the storm caused significant damage.
